Reduced Rates For Landlords
Landlord and agent status is available to all landlords in Northern Ireland who own and accept liability for rates (does not include a landlord’s residential address, second homes or personal holiday homes).
What is Landlord status?
Landlord status is available to any domestic rented property with a capital value of less than £150,000, or a non-domestic property with a Net Annual Valuation of less than £1,590.
What is Agent status?
Agent status is available to anyone with a rented property regardless of the capital value for a domestic property or Net Annual Valuation for a non-domestic property.
Details of Landlord Status:
- 7.5% allowance given on the total rates due;
- Deadline for payment of rates is 30 September (if payment not received by this date the allowance will not be granted);
- If the property becomes vacant the landlord may receive exemption from payment for this period;
- The landlord’s residential address and any holiday homes or second homes are not eligible for the 7.5% allowance;
- If the capital value of a property is between £55,000 and £150,000 the landlord is required to provide a full tenancy agreement to Land & Property Services before landlord status can be granted on that property;
- Land & Property Services must be notified of any change in ownership of the property/properties as soon as reasonably possible.
Details of Agent Status:
- 15% allowance given on the total rates due;
- An agreement form must be signed and returned to Land & Property Services – this agreement will remain in force until 31 March each year;
- Deadline for payment of rates is 30 September each year;
- If the property is vacant the landlord will not receive exemption from payment for this period;
- The landlord’s residential address and any holiday homes or second homes are not eligible for the 15% allowance;
- Land & Property Services must be notified of any change in ownership of the property/properties as soon as reasonably possible.
